Rauschenberg Captiva Adaptation Plan

Captiva, FL

The Rauschenberg Residency is a creative center that welcomes artists of all disciplines from around the world to live, work, and create. The residency is located on Robert Rauschenberg’s property on Captiva Island, Florida, where he lived and worked for nearly four decades. The facility, which includes the 8,000-SF studio Rauschenberg built in 1992 and a collection of historic homes and studio spaces, is infused with beauty and tranquility and marked by its unique history.  

Comprised of eleven existing structures of varying age and size and one new 6,000-SF facility, the RRF Captiva Adaptation project aims to rejuvenate the architectural finishes, structural components, MEPS systems, and grounds to fortify the Residency for present and future generations.

Uber Eats Harlem Streeteries

New York, NY

Together with a collective of renowned Architects and Engineers, SCCS Group worked to create an outdoor dining experience for a series of restaurants along Strivers' Row in Harlem.  Uber launched their pilot program in response to the challenges of COVID and the continued impact to small businesses and minority owned businesses in the community.  

The design and construction collective was composed almost exclusively of S/W/M/V Business Enterprises.  Together, we were able to connect the authentic dining experience of these Strivers' Row restaurants with the community once again.

La Fenix at 1950 Mission Street 

San Francisco, CA

This deeply impactful program positively affected the Mission District, as the first 100% affordable new construction rental community in decades.  

Our team was retained to support Mission Housing Development Corporation, the Master Landlord, to complete the commercial tenanted spaces.   SCCS Group oversaw pre-construction, construction, and the successful turnover of the following programed spaces:  Childcare/early headstart center, Artist studios, Bicycle shop, and a Cafe; spanning approximately 30,000sf in total across the ground floor and courtyard.

SFHA, Scattered Sites

San Francisco, CA

The San Francisco Housing Authority (SFHA) Scattered Sites program consists of  five Type V Wood Framed existing buildings on sites spread throughout the city.  The gut rehabilitation of these remaining original SFHA portfolio sites seeks to provide continuity of affordable, supportive, and senior living to pre-existing tenants.  Community development space will also be incorporated into the design across the program.


SCCS Group has played an influential role in the complete pre-construction program, aiding in the design development and cost control process, as well as selection and onboarding of the General Contractors.  This project satisfies the City and CMD requirements for SBE, DBE and LBE participation. 

MRNY Community Center

New York, NY

The new MRNY Community Center will further represent the mission of the organization: to empower underserved communities and individuals through leadership in education, immigration, health, and housing justice.  This new building will become the new home and headquarters for MRNY NY seeking to engage with the community by offering large member gathering space, community meals, job fairs, and educational opportunities.

This space will provide administrative and teaching spaces, an expansive auditorium, outdoor lounge and gathering space at the rooftop.

South Park, Scattered Sites

San Francisco, CA

Scattered sites, including Hotel Madrid at 22 South Park St, Parkview Hotel at 102 South Park St, and Gran Oriente at 106 South Park St, are existing Single Room Occupancy Residential Buildings with varying historic distinctions.

Each building is undergoing major modifications and gut rehabilitation to produce future 100% affordable housing serving households making up to 80% AMI. The Type V Wood Framed buildings when upgraded, will provide 106 residential units, property management and resident services units, common areas, and restaurant tenants at the ground floor.

Chestnut Commons

Brooklyn, NY

As one of the first East New York Neighborhood Plan's developments, Chestnut Commons at the corner of Atlantic Ave and Chestnut Street, is everything that the East New York and Cypress Hills community have dreamed of. A place that will foster growth, both economically and socially.  

Standing at 14 stories, Chestnut Commons provides 275 affordable housing for formerly homeless and low-income households. Residents are able to enjoy a state-of-the-art community lounge with full kitchen opening to the second-floor courtyard, fitness center, bike storage, 24 hr. security, rooftop garden, laundry room, courtyard and a free WIFI program. This development was designed and built to Passive House Standards and in compliance with NYC Active Design Guidelines to promote Healthy living for residents. 

Being at the forefront of design and sustainability, Chestnut commons is one of the first developments that will be implementing a zero-waste program. The building is equipped with a Bio digester to help the residents with composting and a baler system. The biodigester produces organic fertilizer which will be used to grow vegetable at the rooftop garden. 


Rauschenberg Foundation

New York, NY

This early-nineteenth-century relic is a historic asset to lower Manhattan and to the legacy of artist Robert Rauschenberg.  Rauschenberg adopted the space in 1965, as his residence and studio.  It was our goal, as design and construction advisors to the Robert Rauschenberg Foundation, to allow for the values and mission of the great artist to live on through its residency, collaborations, gallery and archival, and not for profit work at 381 Lafayette Street, New York.

Our team provided an array of pre-construction and construction advisory support at 381 Lafayette Street.  Notably, oversight of restoration to its Landmarked Historic façade, major MEP improvements, and interiors upgrades.  Our work carefully integrates the health and safety needs of the existing staff located at the headquarters, while careful attention was also paid to protection of the original architectural features within the building.

The Peninsula

Bronx, NY

Located in the Hunts Point vicinity, The Peninsula development is the re-imagining of the former Spofford Juvenile Detention facility into a vibrant work/live community. The development is comprised of four 14-story 100% affordable and supportive housing buildings and 1 state of the art light industrial building (Building 1A). The development includes a public plaza as well as a parking structure for the residents. Building 1A, is a 2-story building with a complex façade is made up of a combination of architectural concrete, channel glass and metal panel. 

The space at Building 1A is utilized by local businesses to generate jobs within the light industrial/manufacturing businesses for the Bronx residents. The building contains eleven tenant spaces equipped with mechanical, plumbing, and electrical systems providing the backbone for tenant fit out.  The building meets LEED Silver standard with a zero-waste program.

Apollo Hotel

San Francisco, CA

The Apollo Hotel is a 80 unit Single Room Occupancy permanent residence hotel operated by Mission Housing Development Corporation in the 16th Street/Valencia Street corridor. This facility is one of the oldest and largest hotels in the neighborhood, built in the Post-1906 reconstruction period in 1908. The Apollo Hotel provides much needed permanent, supportive housing for formerly homeless and very low-income adults while preserving the character of the community. 


SCCS Group has supported MHDC on the Apollo Hotel’s  capital repairs and rehab endeavor, so the building can continue to provide 100% affordable housing as community spaces to its residents.  The first floor contains a commercial space in the northeast corner with common areas and offices occupying the rest of the floor, while the roof contains a penthouse and roof deck that was added as part of the 1997 rehabilitation.

Episcopal Community Services

San Francisco, CA

This new location houses the headquarters of Episcopal Community Services in San Francisco, consisting of perimeter private offices and an open floor layout. This tenant Improvement to an existing commercial shell included refreshed life safety systems, new HVAC and lighting throughout the new office plan. 

We were proud to support ECS on their operations and their mission to end homelessness in San Francisco.

CURYJ Community Center

Oakland, CA

SCCS Group is providing services for the 7000 sf new tenant improvement space, in a newly constructed affordable housing village.  This will be the future headquarters of Communities United for Restorative Youth Justice (CURYJ).  The Community Center will support CURYJ's mission to end youth incarceration and shift the focus towards youth empowerment and leadership. 


CURYJ's programming includes, but is not limited to, activities such as community organizing, visual & performing arts events, digital & technical assistance training, peer-to-peer mentoring, political advocacy training, assistance navigating the criminal justice system, and food & PPE distribution. CURYJ's work in the space will also expand to include management of a social enterprise café and restaurant that will provide employment and entrepreneurship training to formerly incarcerated program participants. 

Trinity Church

Asbury Park, NJ

Trinity Episcopal Church, a national historic landmarked building, was constructed between circa 1908-1919, with the office wing and gymnasium being constructed years later. The campus buildings consist of five different levels: the main level of the sanctuary, upper and lower office levels, and gymnasium wings. The various levels within the campus provide access challenges to align with criteria required by the Americans with Disabilities Act of 1990 (ADA) and similar New Jersey requirements which require “barrier-free access”. 


Trinity Church strives to create an environment where all are welcome and can access the spiritual, humanitarian, and cultural programs the parish offers to the community. To bring this vision forward, we are assembling a team to create an ADA accessibility adaptation to provide patrons and parishioners seamless access to all areas of the campus.


Chestnut Commons, Community Center

Brooklyn, NY

As the centerpiece of Chestnut Commons, with a mission to help youth and adults of the East New York Community achieve educational and economic success, and secure and preserve affordable housing, the Cypress Hills Local Development Corporation moved their headquarters inside the 40,000 SF community center that is located at the base of the Chestnut Commons building. 


The community center also houses several local groups and organizations that help support the residents as well as the East New York Community; such as Housing Plus, Menotti Enterprise, and Kingsborough Community Center.  The latter KCC satellite campus offers college classes for the local community. Lastly, a state of the art food incubator space also occupies the community center, in which culinary job training will be provided.

Helen R. Scheuer House

Flushing, NY

Selfhelp Community Services provides a broad set of services to more than 25,000 elderly, frail, and vulnerable New Yorkers each year, while remaining the largest provider of comprehensive services to Holocaust survivors in North America. The Helen R. Scheuer House was Selfhelp’s first development, and the first rental New York State Mitchell-Lama residence to be built by a not-for-profit organization. Helen Rose Scheuer was a philanthropist who gave generously to Selfhelp and enabled them to build the Helen R. Scheuer House built in 1964, Scheuer House of Bayside built in 1981, and Scheuer House of Flushing built in 1989. Together, the three buildings house over 500 low and moderate income seniors.

Our team provides an array of pre-construction and construction advisory services to support Selfhelp at Scheuer House of Bayside.

Mission Neighborhood Centers

San Francisco CA

Focused on alleviating poverty in urban areas through cultural programs and education, MNC has become an anchor in the community. They launched their capital campaign to build new early learning centers, while transforming outdated facilities into state-of-the-art early learning environments that will engage children and encourage discovery to pave the way for a strong start for their academic success.

The Early Childcare and Education Center, approximately 7,972 sq. ft. of indoor/outdoor space, provides enrollment for 20 Preschool children and 22 Infants and Toddlers. The overall project also included the addition of 100% Affordable Housing Development of 165 affordable units for low to moderate-income families.

Count Basie Center for the Arts

Red Bank NJ

Located in the historic downtown Red Bank, NJ, the Count Basie Center for the Arts is a leading cultural hub in New Jersey, devoted to cultivating impactful and inclusive artistic encounters and the exchange of creative ideas. Their mission is to inspire, educate, and entertain through a unique array of cultural and artistic experiences that celebrate and magnify the diversity of the local community. 

This project will help Basie expand the already successful conservatory program by renovating and changing the layout of this pre-existing structure. It will allow the center to serve even more students by creating classrooms in the conservatory. On the second floor, it will provide a more efficient office space serving all departments and allowing for future growth.
